    Today you may need a Sale Leaseback to recapitalize your existing locations while tomorrow you may need a development partner to build additional sites. Net3 can facilitate your real estate needs.

    Our below criteria relates to our target property. We can achieve through Development, Sale Leaseback or Fee Development.

    Tenancy: Single tenant preferred

    Tenant Profile: Corporate (Investment & Sub Investment credit), Franchise (minimum 25 units)

    Transaction Size: $1,000,000 - $10,000,000, portfolios up to $50m

    Building Size: 5,000 SF - 25,000 SF

    Property Attributes: Outlots to Neighborhood, Regional/Power, and Lifestyle Centers Freestanding Corner locations

    Geographic Locations: United States. Primary and Secondary markets, in fill sub-markets.

    Lease Terms: 10 years with rental increases

    Tenancy: Single tenant preferred

    Tenant Profile: National or Regional (Investment & Sub-Investment credit)

    Transaction Size: $2,500,000 - $25,000,000

    Building Size: 100,000 SF - 500,000 SF

    Property Attributes: 20'+ clear, concrete/precast, 1980+, office <10%

    Geographic Locations: United States. Primary and Secondary markets.

    Lease Terms: 5 years with rental increases
